Responsibilities:
The Maintenance Technician II is responsible for the day-to-day
maintenance and operations of the HVAC, plumbing, electrical, and
mechanical systems for the facility. Main areas of responsibility and
key activities of this position include but are not limited to:
- Operate, maintain, and repair mechanical, electrical, plumbing, HVAC,
and other related equipment to ensure its safe and efficient operation.
- Respond to tenant request in a courteous and efficient manner. Report any unresolved problems to the Lead or Foreman.
- Take readings on equipment regularly, analyze readings, and make adjustments to equipment as necessary.
- Monthly test fire pumps and generator, monthly inspection and testing
of elevators for compliance with codes, test and calibrate carbon
monoxide and carbon dioxide sensors.Troubleshoot and repair the
buildings fire and energy management systems.Inspection and repair of
window washing equipment.
- Maintain and operate chillers, boilers, cooling towers, and related equipment
- Use equipment, instruments and tools in accordance with departmental
standards; return items to designated locations promptly upon completion
of task or at the end of each shift. Maintain work areas in a clean and
safe manner with the assistance of technician assistants.
- Assist in updating logs, records, and drawlings as need.
- Help with snow removal as needed.
Qualifications:
The qualified candidate for the Maintenance Technician II should possess the following:
- Mechanical journeyman license with the state of Oklahoma and with the
city of Tulsa, or first class ltd. engineer's license with the city of
Tulsa, a State boiler license, EPA refrigerant certification. Must have
knowledge of building operations with emphasis on electrical, plumbing,
and HVAC systems including compressors, chillers, boilers, air handling
units and other related equipment.
- High school diploma or equivalent required. A two-year degree in a
related field preferred. Four to six years experience in the HVAC
industry that includes installation, repair, or maintenance of HVAC
equipment, with a minimum of three years of experience in this building
(based on previous of experience).
This position requires the flexibility to work rotating shifts. Must be willing to accept 24-hour on-call schedule.
Williams Corporation will not pay relocation costs for this position.
This position will be filled at a level commensurate with the successful candidate's experience.
